We perform all of our appraisal inspections together, so you have two pairs of eyes taking in the important details of your property, ensuring we provide the most accurate appraisal report possible.
Not only do we work together as certified residential appraisers, but we also do life together with our daughter, son, and fur-babies. We enjoy spending time with our family and friends, doing life with our church family, being couch potatoes while binge watching TV shows or movies, and getting away from it all in our happy place...the mountains!
Getting a full appraisal is the best and most accurate way to value your property. Putting your trust in a computer-generated valuation of your home may lead to inaccurate results. There are so many details that a computer will not know about your home. An appraiser will accurately measure your home and will research general and specific data for your neighborhood. An appraiser will note special features, upgrades, and updates that a computer model will not see. An appraiser will consider maintenance items such as foundation or roof repairs needed, safety items that may be necessary, or other considerations that can affect your property's value that a computer model would not consider. A computer-generated estimate in some instances can be helpful, but we recommend using this information with caution!
The first step we perform in the appraisal process is measuring the exterior of your home and any outbuildings.
Next, we will sketch the interior floorplan of your home and take notes on room details, condition, quality of materials, flooring, wall surfaces, ceilings, any special features, any recent updates or repairs, as well as any updates or repairs needed. Rest assured that we pay no attention to those dishes left in the sink, the clothes or toys your little ones threw around the room, or those boxes your great aunt needed you to store for her. Homes are made for living!
Photos are taken of the exterior and interior of the property's improvements, if any, and that concludes the inspection, or walk-through, part of an appraisal.
An appraisal inspection is NOT a home inspection and will not take up hours of your day. An appraisal inspection can take anywhere from 20 minutes to an hour, on average, depending on the size of the home and other improvements on the property.
After an appraisal inspection is completed, data is researched for your county, your specific neighborhood, and a search is performed for comparable homes to be used in the sales comparison approach.
Positive or negative adjustments are made in a sales comparison grid for various elements of comparison for each comparable property used in order to arrive at a credible final opinion of value for your property.
The appraisal report will summarize the details of each approach and each comparable used in determining the opinion of value for your property and is typically delivered electronically.
